Inside the city-recognized boundaries of Amazon Neighbors, Fairmount Neighbors and the South University Neighborhood Association, EC 9.2751(17)(c) replaces the general R-1 ADU standards with stricter ones: the ADU is capped at 600 sq ft on a lot under 9,000 sq ft (800 sq ft at 9,000 sq ft or more); every roofed area counts toward lot coverage; and bedrooms are limited — 2 bedrooms if the main house has 3 or fewer, but only 1 bedroom if the main house has 4 or more
- In those same three neighborhoods the ADU standards cannot be adjusted. Elsewhere in Eugene a homeowner converting an existing building may request an adjustment under EC 9.8030(34) when the building misses a standard; that route is expressly closed inside Amazon, Fairmount and South University (EC 9.2751(17)(d))
- On an alley access lot inside those three neighborhoods, all dwellings on the lot combined cannot exceed 1,000 sq ft, and the alley-lot parking, driveway and dormer standards in EC 9.2751(18) apply on top of the ADU rules
